The Enclave of Heritage Estates is a gated community of 32 custom homes on 66 rolling acres in Lake Barrington, Illinois. The rolling terrain makes walkout and lookout basements a possibility on many home sites. The parcel is bordered by the Lake County Forest Preserve District to the north and Advocate Good Shepard Hospital to the east and south, providing a secluded location for home sites. The natural topography of the site was maintained in the site design, and many of the lots back up to a wetland detention basin or wooded tree line. Lot sizes range from 1 acre to six acres.

This project includes 99 single family lots, 50 multifamily lots and 50 townhome sites and the associated stormwater detention facilities. Condon Consulting Engineers performed engineering quality control, construction layout and construction cost estimate and payout review.

Pioneer Oaks of Ringwood is a 98 acre parcel located at the south corner of Ringwood Road and Pioneer Road in the Village of Ringwood. This project included 70 single family lots, one 2.58-acre commercial lot, two park/outlots, approximately 7,100 LF of roadway and the associated detention. The development features numerous mature oak trees throughout the southern portion of the site, which were incorporated into the layout of the subdivision. The construction was completed in the summer of 2006, with lots ranging from 3/4 to over 2 acres.

Prairie Ridge of Ringwood is a 121 lot residential subdivision proposed in the Village of Ringwood. The unique characteristics of the site include 9 heavily wooded acres at the southeast side of the property and the rolling terrain that slopes from north to south. The Running Brook Farm development included the site engineering for the construction of 107 single-family lots and 36 town home buildings providing 144 multi-family units. The project has the distinction of being the first subdivision to connect to the Village of Johnsburg's wastewater treatment facility. The site engineering included the design of a lift station for the immediate subdivision flow while making provisions to accommodate the future commercial and residential flow along the Route 31 corridor south of Dutch Creek. The subdivision improvements were completed this past October.

The Hennings is a 228 acre parcel located at the north side of Church Road, approximately one-half mile east of State Route 20 in McHenry County. This project included 145 single family lots, approximately 16,700 LF of roadway and the associated detention. The development included extensive design considerations to incorporate the existing wetlands and floodplain into the stormwater management plan. It also features a spray irrigation sanitary system to service the development.

The Twin Creeks development involved the design of a 52 lot subdivision located on approximately 160 acres of farmland, wetland, rivers, and woods. With the Nippersink Creek flowing through the site, several challenges came about during the design to address the concerns of the Illinois Department of Natural Resources (IDNR). A large channel easement runs through the center of the site and all of the wetlands were left undisturbed by any development. Generous lot sizes, as large as 9.5 acres, give the subdivision a very open feel. The Vista Ridge Estates development included the site engineering for 41 one-acre estate single-family lots. The roadways were designed to confine the majority of the construction activities within the right of way in order to preserve as many trees as possible on this heavily wooded property. The storm water management for the development included the design of four detention basins. Construction was completed in the Fall of 2006.

This project included 31 single family lots, the associated detention, and a 9 acre Park Area.
